Does a small B&B need a channel manager?

The short answer: if you sell the same rooms on two or more booking sites at once, yes, a channel manager usually pays for itself the first time it stops a double booking. If almost all your bookings come direct, by phone, or through a single channel, it is probably overkill for now. What matters is not the size of your property; it is how many calendars you are keeping in sync by hand.

What a channel manager actually does

A channel manager keeps your availability, rates and bookings in sync across every place you sell: Booking.com, Airbnb, Expedia, and your own website. When a room sells anywhere, a good channel manager closes it everywhere else, usually within minutes. Three similar tools get confused, so here is the plain version:

Vendors bundle these differently, which is why prices are hard to compare. freetobook gives you the engine and PMS free and charges only for the channel manager. eviivo and Lodgify wrap all three into one monthly subscription.

When you can skip it, and when it pays

You can probably skip it if…

It pays for itself if…

Why free iCal sync is not the same thing

Most OTAs let you link calendars with iCal feeds for free, and at low volume that is a sensible start. Two limits matter. First, iCal carries availability only, never rates, so price changes still have to be made on every site by hand. Second, the OTAs read the feeds at intervals rather than instantly, so a room sold an hour ago can still show as free elsewhere. A channel manager with proper API connections updates rates and availability in near real time, which is the whole point of paying for one.

What it costs a small B&B: three routes

RouteHow you payReal cost for a small B&B
freetobook Channel ManagerPer OTA booking; engine and PMS free£1.50 per booking taken through an OTA, minimum £9/month, capped at £99/month. £49 one-off connection fee per channel. Bookings through your own website are free.
eviivo (all-in-one bundle)Monthly subscription covering PMS, channel manager, engine and a basic websiteNo published fixed price; quoted per property. Worth it if you use the full PMS daily; expensive if you mainly needed the website.
Lodgify (all-in-one bundle)Monthly subscription, channel manager included in every planFrom $14/month billed annually for one property (Basic); the website builder starts at Starter, $26/month billed annually. 0% booking fees, but the website is rented, not owned.

Prices checked October 2026 from each company's published pricing. Lodgify prices are in US dollars, exclude taxes, and rise with property count. See our Booking.com commission guide for what the OTAs themselves charge on top.

Where directbook.uk fits in

We do not sell a channel manager, and this page is not pretending otherwise. We hand-build your direct booking website for a one-time £1,999, and your existing booking engine is embedded on it. If that engine is freetobook, its channel manager keeps your OTA calendars in sync while bookings through your own site stay free of channel manager charges, because freetobook only charges for OTA bookings. You own the website outright; the sync tools stay simple, separate and replaceable.

Own the website. Keep the tools simple.
