directbook.uk is a done-for-you website build service for UK B&B and holiday let owners. We hand-build a commission-free direct booking website for your property. Guests pay you directly through your own booking engine (freetobook, eviivo) or your own Stripe account. We never hold guest funds and take 0% commission on your bookings.
Concept demo: £9.90 one-time. A hand-built demo website for your property, delivered within 24 hours. The £9.90 is fully credited against the full build if you proceed.
Complete build: £1,999 one-time. A complete hand-built website on your own domain, delivered within 7 days of you approving the demo. Includes 2 rounds of revisions and a 3-month warranty covering defects. The warranty runs for 3 months from the day your site goes live. Within that period you can report any number of defects and we fix them free: things not working as agreed (broken links, forms not submitting, booking widget not loading), visual inconsistencies (misaligned elements, wrong fonts or colours, layout issues), display problems on current browsers and on mobile, tablet and desktop, and content errors such as typos (unless the error was in copy you supplied). The warranty does not cover problems caused by changes you or a third party made to the site, issues with your hosting account or domain registrar, your booking engine or payment provider’s own systems, or features that were never in the agreed scope. After the 3 months, fixes are £100 per hour or covered by the optional care plan. One revision round means one consolidated list of feedback from you, then one revised version back from us. Please send each round’s feedback within 24 hours of receiving the version for review, and we will return the revised version within 24 hours of receiving your complete list. A revision covers refinements within the agreed design direction: text tweaks, colour and font adjustments, image swaps and layout refinements. New pages beyond the agreed scope, new features or sections, a change of design direction after approval, or rework after final sign-off are not revisions: they are quoted separately at £100 per hour before any work starts. No subscription, no recurring fees for the build itself. Hosting is included free for as long as the site is live. Your domain renewal is included while the care plan is active; without the care plan you renew it with your registrar at their standard rate.
AI voice receptionist (optional add-on): £149/month or £1,499/year. Billed in advance, renews automatically until cancelled. Includes 100 minutes of calls per month, with calls capped at 10 minutes each. Extra minutes are £1 per minute, itemised on your invoice. Cancel any time; you keep access until the end of the paid period.
Care plan (optional): £499/year. Covers hosting, domain renewal, updates, up to 1 small change a month and priority support. Renews automatically until cancelled.
All prices are in GBP. Where VAT applies it will be shown at checkout.
The one-time demo (£9.90) and complete build (£1,999) are non-refundable once purchased, with one exception: if we fail to deliver.
Delivery guarantee. If your demo is not delivered within 24 hours of ordering, or your complete build is not delivered within 7 days of you approving the demo, and the delay is on our side (not waiting on materials or feedback from you), you get a full refund of that fee on request. Email hello@directbook.uk and we will refund within 5 working days.
Subscriptions: the AI add-on and the care plan are our only subscriptions, and you can cancel either at any time by emailing hello@directbook.uk. There is no cancellation fee and we do not ask for a reason. You can also manage or cancel it yourself in our billing portal: sign in with the email you paid with to update your card, download invoices, or cancel. Cancellation takes effect at the end of the period you have already paid for: the service keeps running until then, no further payments are taken, and the period already paid for is not refunded in part. The one-time fees (the £9.90 demo and the £1,999 build) are not subscriptions and are not affected. Your website is yours: if you cancel the care plan, your website keeps running and you may move it to another host at any time; the domain renewal and the monthly small change included in the plan stop at the end of the paid period. If you cancel the AI add-on, the receptionist service and its dedicated phone number are switched off at the end of the paid period.
You must provide accurate property information, hold any licences or registrations your local authority requires (for example a Scottish short-term let licence or Welsh visitor accommodation registration), and comply with UK consumer and tax law for your bookings.
