directbook.uk is run by JAY ZHOU, an independent web developer building direct booking websites for UK B&B and holiday let owners. Contact: hello@directbook.uk. For data protection purposes we are the controller of personal data collected through this website.
Contact and enquiry details you provide: name, email, phone number, property information, and anything you type into our contact forms or on-site chat.
AI phone calls: when you call +44 7727 811227, our AI receptionist answers. Calls may be recorded and transcribed so we can follow up on your enquiry. We store the caller number, call time, transcript and any details you share (such as property name and callback number).
Booking data for sites we host, which flows to your own booking engine (freetobook, eviivo) or your own Stripe account.
Analytics: basic, anonymised usage statistics via Google Analytics (GA4) to understand which pages are useful. See our Cookie Policy.
We use your data to: build and operate your website (contract); process payments via Stripe (contract); display availability from your own booking engine’s calendar (contract); follow up on enquiries by email, chat, phone or SMS (legitimate interest); and improve the website using analytics (legitimate interest, with consent via our cookie banner where required). Availability sync and double-booking prevention are handled by your booking engine (freetobook, eviivo), not by us: we do not provide a channel manager.
We share data only as needed to operate the service: Stripe (payments), Cloudflare (hosting and database), Google (Analytics), Vapi (AI phone calls and transcripts), Resend (transactional email). We do not sell your data and we do not share it for anyone else’s marketing. Some of these providers process data outside the UK (including the US); where that happens we rely on their contractual safeguards.
We keep enquiry, call and project data for as long as needed to provide the service and handle follow-ups, and delete it on request. Analytics data is kept in aggregated form. If you want a specific deletion, email hello@directbook.uk.
Websites we build for B&B and holiday let owners collect guest booking details on the owner’s behalf. That data goes to the owner’s own booking engine and accounts, not to us, except where we host the site infrastructure. Owners are responsible for their own guest privacy notices.
Under UK GDPR you can request access to, correction of, or deletion of your personal data, and you can object to or restrict some processing. Email hello@directbook.uk and we will respond within one month. If you are unhappy with our response, you can complain to the Information Commissioner’s Office.
