One person designs, writes and builds your site: JAY ZHOU, an independent web developer. The service costs a one-time £1,999, takes 0% commission on your bookings, and works with the booking engine you already use.

Who builds your site

Hi, I am JAY ZHOU. I am an independent web developer. I build custom websites for B&Bs and guesthouses. No templates, no page builders. Every site is hand-built: I read your listing, look at your photos, and write your copy myself. When you call, you talk to me, not a support queue.

How it works

• Start with a demo. For £9.90 we hand-build a demo website for your actual property, delivered within 24 hours. The £9.90 is credited toward the full build if you go ahead.
• Approve, then we build. The full website is delivered within 7 days of you approving the demo, on your own domain, with your rooms, photos, policies and reviews, and your existing freetobook or eviivo booking flow embedded.
• One price, no commission. £1,999 one-time. Includes design, copy, hosting and domain setup, 2 rounds of revisions and a 3-month warranty. We take 0% of your bookings, ever.
• Optional extras. A care plan at £499/year (hosting, domain renewal, technical upkeep, one small change a month), and an AI phone receptionist at £149/month that answers guest calls 24/7.

What directbook.uk is not

We are a website design service, not a booking platform, not an OTA and not a booking engine. We do not hold your money: payments go to your own Stripe account or through your existing booking engine. directbook.uk is not affiliated with any financial, banking or investment company.

Why we exist

UK hosts typically pay 15% or more of every booking to OTA platforms (see our Booking.com commission breakdown and Airbnb host fees guide). A B&B taking £100,000 a year through OTAs hands over roughly £15,000 of it. A direct booking website does not replace your OTA listings; it gives repeat guests and direct searchers a place to book where you keep the full amount, minus standard card processing. That is the whole idea behind directbook.uk.
